Britcon was appointed by Leicestershire County Council to deliver the second phase of the Airfield Business Park development in Market Harborough. The £13 million design and build project was undertaken to support continued economic growth within the region through the creation of high quality industrial and commercial space. The development comprised ten modern business units alongside a new Costa Coffee drive through facility, providing flexible accommodation for a range of occupiers while strengthening the area’s business infrastructure.
Scope Of Works
Delivered over a 54 week programme, the project involved the construction of ten steel framed commercial units ranging in size and specification to accommodate various business requirements. Works included extensive groundworks, highways infrastructure, drainage systems, utility installations, landscaping, and the construction of two new substations to service the development. Sustainability was a key consideration throughout, with the units incorporating photovoltaic panels, electric vehicle charging points, high performance insulation systems, and low carbon construction materials to support reduced operational energy consumption and long term environmental performance.
Challenges
A key challenge was delivering a major business park expansion within an operational commercial environment whilst ensuring minimal disruption to existing occupiers and stakeholders. Careful planning and stakeholder engagement were required to maintain business continuity throughout the construction programme. Coordination of multiple work fronts, utility connections, highway improvements, and the installation of sustainable technologies demanded a collaborative approach between the project team, supply chain partners, local authorities, and end users.
