Britcon was appointed by Mayfair Capital Investment Management to deliver the design and build of a 40,000 sq. ft warehouse extension at the ASOS facility within Moor Park, Doncaster. The project involved expanding the existing logistics operation while maintaining the functionality of the live site, requiring careful planning, close coordination, and a programme focused on minimising disruption to ongoing operations.


Scope of Works
The project comprised the construction of a steel portal frame warehouse extension built on concrete foundations, complete with external built up trapezoidal wall cladding and a new concrete floor slab.
Internal works included the installation of perimeter blockwork walls, modifications to the existing roof sheeting, alterations and extensions to the sprinkler system, new energy efficient lighting, space heating, small power installations, enhancements to the fire alarm system, and mechanical ventilation works. All specialist systems were designed and delivered in collaboration with experienced supply chain partners.
Externally, the scheme included the removal and regrading of existing spoil, removal and reinstatement of the perimeter Paladin security fencing, and landscaping works completed following the construction phase. Additional works involved forming openings through the existing external warehouse wall, installing three electrically operated roller shutters to link the new and existing facilities, and creating a new emergency fire exit.
Challenges
One of the key challenges was delivering the extension adjacent to a fully operational facility. The project required careful coordination of works around live operations, particularly during the breakthrough and connection works to existing building services and infrastructure.
Ensuring the safe integration of the new extension with the existing warehouse while maintaining operational continuity demanded detailed surveys, robust planning and close collaboration between the project team, client representatives and specialist subcontractors. Maintaining high health and safety standards throughout the construction programme was also critical due to ongoing activity across the site.
Outcomes
Britcon successfully delivered a modern warehouse facility that seamlessly integrates with the existing ASOS operation, increasing capacity and supporting future business growth. The completed development provides high quality industrial accommodation featuring efficient heating, lighting and fire protection systems, alongside enhanced operational connectivity between the existing warehouse and the new extension. The project was delivered through a pragmatic and collaborative approach, ensuring minimal disruption to site operations while maintaining excellent standards of workmanship, health and safety, and programme management. The result is a high performing industrial facility designed to meet the current and future needs of the occupier.
