Avro Park is the first phase of a 45,000 sq. ft speculative industrial development located at Doncaster Sheffield Airport. Delivered for Priority Space, the scheme was designed to provide high quality industrial and warehouse accommodation capable of supporting a wide range of occupier requirements. The development comprises 12 modern light industrial units ranging in size from 1,250 sq. ft to 2,250 sq. ft and has been constructed to achieve sustainability standards equivalent to BREEAM Very Good. The £5 million project was successfully completed within a 32 week programme.
Scope of Works
Britcon was appointed under a design and build contract to deliver the complete development. The works included the design and construction of 12 light industrial units together with associated external works and infrastructure. The units were developed using modern construction methods and designed to provide flexible industrial and warehouse space with dedicated yard areas. Our scope also incorporated civils and building works, Section 278 highway improvements, new incoming utility services, drainage infrastructure and the construction of a new substation to support the development. The buildings were designed to meet modern occupier expectations while incorporating sustainable features to achieve a BREEAM Very Good equivalent standard.
Challenges
As a speculative commercial development, the project required the creation of flexible, future proofed units capable of appealing to a broad range of potential tenants. Achieving this balance while maintaining programme efficiency and cost certainty was a key consideration throughout the design process.
The development also required careful coordination of multiple infrastructure elements, including highway works, incoming services and a new electrical substation. Maintaining progress across these workstreams while delivering a high quality industrial scheme within a relatively short 32 week programme demanded robust planning, close collaboration with stakeholders and proactive project management.
Outcomes
The successful completion of Avro Park has delivered a high quality industrial and warehouse development in a strategically important commercial location adjacent to Doncaster Sheffield Airport. The scheme provides 45,000 sq. ft of modern employment space through 12 flexible units designed to support a variety of business operations. Constructed to a sustainability specification equivalent to BREEAM Very Good, the development offers tenants energy efficient accommodation while supporting the wider regeneration and economic growth of the area.
