Britcon was appointed by Priority Space to deliver Barrowfield Business Park, a £3 million industrial development in Barnsley. The design and build project involved the construction of 13 high quality industrial and warehouse units providing a total of 25,000 sq ft of modern employment space. Developed on a former coalfield site, the scheme transformed previously underutilised land into a sustainable commercial destination that supports local business growth and investment.

The project comprised the remediation and redevelopment of a challenging brownfield site, including extensive ground engineering works. Britcon excavated approximately three metres below ground level to remove unsuitable material and undertake the capping of a historic mineshaft. The works included the installation of foundations and drainage infrastructure, construction of industrial unit shells ranging from 1,250 sq ft to 2,500 sq ft, internal office fit outs, external civils, car parking facilities, a new site access road, incoming services and a new electrical substation. The development was delivered to achieve a BREEAM Very Good rating.

The primary challenge was the redevelopment of a former coalfield site with complex ground conditions. Significant excavation and remediation works were required to stabilise the site and ensure it was suitable for future commercial use. The presence of a historic mineshaft demanded specialist engineering solutions and careful coordination throughout the construction programme. Delivering extensive infrastructure and utility upgrades while maintaining programme certainty also required detailed planning and close collaboration between all project stakeholders.

Completed within a 28 week programme, Barrowfield Business Park successfully regenerated a brownfield site into a modern industrial development providing much needed employment space for the region. The scheme delivered 13 flexible industrial and warehouse units designed to meet the needs of a range of occupiers, while the BREEAM Very Good certification demonstrated a commitment to sustainability and environmental performance. The project stands as an example of how complex former industrial land can be transformed into high quality commercial accommodation that supports economic growth and long term investment.
