Britcon was appointed by Crossroads Truck and Bus Limited to deliver a new commercial vehicle servicing, testing and sales facility in Scunthorpe. The £4.5 million design and build project was developed to provide a modern, purpose built environment for vehicle maintenance, testing and customer support operations. Designed to support a wide range of commercial vehicles, the facility combines high quality workshop accommodation with office, customer service and sales areas, creating a single operational hub for the client.

Scope of Works
The project involved the complete design and construction of a new commercial vehicle facility on a greenfield site, including significant earthworks, land remediation and cut and fill operations to prepare the development platform. The main building was constructed using a steel portal frame with built up insulated cladding. The facility incorporates extensive workshop accommodation with multiple service bays, integrated vehicle inspection pits, offices, reception and customer waiting areas. First floor accommodation provides additional office space, welfare facilities and changing areas. The external works package included customer and staff parking areas, vehicle circulation routes, external lighting, CCTV infrastructure, signage, substations and extensive hard landscaping. Britcon also delivered associated Section 278 highway works to improve access to the development. Sustainability was embedded throughout the design, with the installation of photovoltaic panels and energy efficient LED lighting systems to support reduced operational energy consumption.
Challenges
Delivering a facility capable of accommodating a diverse range of commercial vehicles required careful planning and coordination throughout the design and construction phases. The building layout needed to maximise operational efficiency while providing safe access for large vehicles, customers and staff.
Extensive ground preparation works presented an additional challenge, with land remediation and significant cut and fill operations required before construction could commence. The project also included substantial external infrastructure works and highway improvements, all of which had to be delivered within a live commercial environment while maintaining programme certainty.
Coordination of specialist workshop requirements, vehicle testing facilities and integrated service pits demanded close collaboration between the project team, client and specialist supply chain partners to ensure the finished facility met operational and regulatory requirements.
Outcomes
The completed development provides Crossroads Truck and Bus Limited with a modern, high specification commercial vehicle servicing, testing and sales facility that supports current operations and future business growth. The new building delivers high quality workshop space, customer focused facilities and efficient office accommodation within a purpose built environment designed around operational requirements. Integrated DVSA testing facilities, dedicated MOT testing provision and specialist vehicle servicing capabilities enable the client to offer a comprehensive range of services from a single location.
Through sustainable design features including solar PV technology and LED lighting, the facility also supports reduced energy consumption and improved environmental performance. Delivered through a collaborative design and build approach, the project has created a durable, efficient and future ready commercial vehicle hub for the region.
