Falcon Works is a £13 million design and build development for Arax Properties, located immediately north of Loughborough Station. The project involves the delivery of five new steel framed industrial units and the sensitive regeneration of a prominent brownfield site that sits alongside existing businesses, operational transport infrastructure and locally listed heritage assets. Once complete, the development will provide approximately 17,393m² of modern B2 and B8 accommodation, supporting business growth and investment within the region.
Scope of Works
Britcon is delivering the full design and construction of the Falcon Works development, comprising five high specification industrial and logistics units with integrated office accommodation. The project includes extensive civils and infrastructure works, incorporating new service yards, car parking facilities, EV charging infrastructure and associated landscaping. Works also extend beyond the site boundary, including upgrades to Meadow Lane and Nottingham Road to improve access and connectivity. Sustainable design principles are being incorporated throughout the scheme, with the buildings targeting a BREEAM ‘Very Good’ rating upon completion.
Challenges
The location of Falcon Works presents several technical and logistical challenges. The development sits within a live industrial estate where existing businesses must continue operating safely throughout construction. Careful planning and coordination are therefore essential to minimise disruption to neighbouring occupiers and maintain access routes.The project also occupies a sensitive setting adjacent to the locally listed Falcon Brush buildings and within the wider context of the Grade II listed Loughborough Station.
