Britcon was appointed by Harworth Estates to deliver the design and construction of Advanced Manufacturing Unit 4 at Waverley, South Yorkshire. The £8.95 million single stage JCT Design and Build project involved the creation of an 80,000 sq. ft advanced manufacturing facility within one of the UK’s largest mixed use regeneration developments. Delivered between August 2024 and August 2025, the development incorporated high quality industrial accommodation, extensive external works and a range of sustainable construction measures designed to support the project’s BREEAM Excellent aspirations.

The project comprised the full design and construction of a modern advanced manufacturing unit, including approximately 13,600 sq. ft of integrated office accommodation. Works included ground remediation, cut and fill operations, incoming utility services, extensive external works and the delivery of Section 278 highway improvements. Britcon coordinated all structural, architectural, mechanical and electrical elements, whilst integrating low carbon technologies such as photovoltaic panels and renewable energy solutions. The project was managed through a collaborative delivery approach, utilising digital construction tools and comprehensive programme management systems to maintain efficiency, quality and transparency throughout construction.

The scheme presented several significant challenges. The site required extensive remediation and infrastructure works before construction could commence, alongside the integration of complex mechanical and electrical systems within a fast track programme. Maintaining affordability while achieving Harworth Estates’ quality expectations required careful value engineering and supply chain collaboration. The busy business park environment also demanded meticulous planning to minimise disruption to neighbouring occupiers and ensure safe delivery throughout the construction period. In addition, the project team was tasked with maximising social value outcomes and supporting environmental targets while maintaining programme certainty and budget compliance.

Advanced Manufacturing Unit 4 was successfully completed on programme and within budget, achieving all key performance indicators set by the client. The project delivered a high quality manufacturing facility that supports economic growth and employment opportunities within the Waverley development. Strong sustainability outcomes were achieved, including the diversion of 99% of waste from landfill, significant use of local subcontractors and the incorporation of low carbon technologies throughout the building. The project generated measurable community benefits through local employment creation, apprenticeships, educational engagement activities and charitable support initiatives. Excellent client satisfaction, a zero accident record and successful digital project delivery further demonstrated the effectiveness of Britcon’s collaborative and quality focused approach.
