Britcon was appointed by Priority Space to deliver Kiln Park, a high quality industrial and commercial development in Allerton Bywater, Leeds. The scheme comprised six modern industrial and storage units alongside three retail units, providing 21,000 sq ft of flexible accommodation for small to medium sized businesses and investors. Designed to support a range of occupier requirements, the development offers versatile space suitable for light manufacturing, warehousing, storage, office use and retail operations.
Scope of Works
Operating under a design and build contract, Britcon delivered the complete construction package for the development. Works included extensive ground remediation, earthworks and cut and fill operations, civils and infrastructure installation, incoming service connections and the construction of a new substation. The project also incorporated the delivery of nine new commercial units, external car parking facilities, hard and soft landscaping works, and associated highways and access infrastructure to create a fully serviced business location.
Challenges
A key challenge of the project involved preparing and remediating the site to enable safe and sustainable development. Extensive ground engineering solutions were required to address existing site conditions while maintaining programme certainty. Coordination of incoming utility services and the installation of a new substation also demanded careful planning to ensure the development could support future occupier requirements. In addition, delivering multiple unit types within a single programme required close collaboration between design, construction and supply chain partners to maintain quality and efficiency throughout the build.
Outcomes
Completed over a 28 week programme, Kiln Park has provided a valuable addition to the commercial and industrial property market in West Yorkshire. The development delivers flexible, high specification industrial, office and retail accommodation designed to meet the needs of a diverse range of businesses. Through comprehensive remediation, infrastructure improvements and high quality construction, Britcon successfully transformed the site into a fully serviced employment destination, supporting economic growth and creating opportunities for local businesses within the region.
