Britcon was appointed as Principal Contractor to deliver a landmark new headquarters for Ongo Housing Association in the heart of Scunthorpe town centre. Located at Church Square, the three storey office building was designed to provide modern, flexible workspace alongside enhanced customer facing facilities. The £6 million development created a highly sustainable and efficient workplace while acting as a catalyst for wider town centre regeneration.


Scope of Works
The project comprised the design and construction of a contemporary three storey office building featuring a steel frame structure and a combination of architectural cladding systems. The striking façade incorporated feature walling with distinctive curved elements to the principal elevations, creating a prominent presence within Church Square.
Internally, works included the installation of high quality office accommodation, customer reception areas, meeting spaces and bespoke fit out works tailored to Ongo’s operational requirements. The building was equipped with advanced sustainable technologies, including rooftop air source heat pumps, mechanical ventilation with heat recovery and an intelligent Building Management System to optimise environmental performance and energy efficiency. Extensive external works and service connections were also delivered within the busy town centre location.
Challenges
Delivering a major commercial development within an active town centre presented a range of logistical and operational challenges. The Church Square site was surrounded by busy roads, pedestrian routes and neighbouring properties, requiring careful planning to maintain public safety and minimise disruption throughout construction.
In addition, the project involved comprehensive value engineering of foundation solutions and close coordination with multiple specialist subcontractors to achieve the required architectural quality. The team also worked alongside occupied neighbouring premises and stakeholders throughout the programme, ensuring business continuity while maintaining progress on site.
Outcomes
The completed Ongo Offices provide a modern, sustainable and highly functional headquarters that supports both staff wellbeing and efficient customer service delivery. The building’s contemporary design has enhanced the appearance of Church Square while contributing to wider investment in Scunthorpe town centre.
