Britcon was appointed by Priority Space to deliver Centenary Park, Hereford, a high quality mixed use commercial development providing 105,000 sq ft of sustainable office and industrial accommodation. The scheme forms an extension to the established Skylon Park within Hereford Enterprise Zone and was designed to support a diverse range of occupiers with units ranging from 500 sq ft to 20,000 sq ft. Developed to a BREEAM Very Good standard, the project provides modern, flexible space that supports business growth while promoting sustainability and operational efficiency.
Scope of Works
The project comprised the design and construction of multiple commercial office and industrial units, alongside comprehensive infrastructure and external works across the development. Britcon delivered both civil engineering and building works, including foundations, steel frame construction, building envelopes, internal office fit outs, and associated mechanical and electrical installations. The development incorporated electrically operated insulated roller shutter doors, office and kitchen facilities, localised heating systems, and fully accessible DDA compliant arrangements. External works included shared service yards, forecourts, designated parking areas with electric vehicle charging points, extensive highway improvements, new incoming utility connections and the installation of a new substation to support the site’s long term operational requirements.
Challenges
Delivering a large scale mixed use development within an active enterprise zone required careful planning and coordination to minimise disruption to surrounding businesses and infrastructure. The project involved the integration of multiple building types, extensive external works and complex utility installations, all within a constrained programme. Managing the delivery of the new highway works, incoming services and substation alongside the construction of the buildings required close collaboration with utility providers and stakeholders to maintain progress and achieve programme milestones.
Outcomes
Centenary Park has successfully created a high quality business destination offering sustainable and flexible accommodation for a wide range of commercial occupiers. The completed development provides modern industrial and office space supported by excellent infrastructure, high specification facilities and future focused sustainability features. Achieving a BREEAM Very Good rating demonstrates the project’s environmental performance, while the provision of electric vehicle charging points, accessible facilities and efficient building systems enhances the long term value of the development. The scheme has strengthened the commercial offering within Hereford Enterprise Zone and supports continued economic growth across the region.
