Works Scope

Our client wanted to convert the existing Mezzanine floor, which was being used as a storage area, into a Mechanical Training classroom/workshop for DN Colleges.

Britcon was employed as Principal Contractor under a Design and Build contract and managed the project interfaces to ensure that the client’s office and workshop remained operational throughout the construction works and improvements.

Our scope was to form a new opening through the existing floor and install new supporting steelwork, along with a new staircase to form separate access, with a dividing wall to separate the new workshop from the existing loading area. This involved working in a live working environment - splitting live electrical and mechanical systems in order to install a standalone system within the existing building.

Key Project Challenges

  • Commencing the project with only a two-week lead in time.
  • Working in a live trading environment.
  • Co-ordinating any isolations to existing services with all stakeholders.
  • Small working area with limited storage facilities.

How we successfully delivered the project

We engaged with local and known supply chains from the outset and utilised the knowledge and experience from Airco on the Mechanical and Electrical installation.

We held multiple planning sessions with all key subcontractors throughout the project and presented this to Airco’s wider management team to ensure this allowed them to continue to operate efficiently.

Our experienced, local team used our Procure project management software to automate many of the contract and workflow processes, supporting transparency and collaboration with the client, project team and designers.
