Following the acquisition of a former pallet yard site on Kiln Lane near Stallinborough, North East Lincolnshire, Britcon was appointed as Principal Contractor to build a new purpose built workshop and sales area for Anderson Commercial (Newhouse) Ltd. The end users are Northside Truck and Van Ltd a commercial agent for a leading truck and van manufacturer. The facility sells new and approved used trucks, and includes a parts department offering over-the-counter sales, deliveries and a tachograph fitting and calibration service.

Poor ground conditions consisting of soft alluvial deposits and methane gas were major concerns pre-construction. Contractor designed pre-cast concrete driven piles were required under the concrete slab to overcome the poor ground conditions. To mitigate the risk of methane gas a twin welded methane gas barrier was installed under the slab area complete with a ventilation system which was independently tested.

The superstructure consists of a steel portal frame construction with a built up insulated cladding system on the roof and walls. The office frontage is a brick fa̤ade and a double set of automated entrance doors. Glazed automated overhead sectional shutters were installed to enable access to the workshop areas at the front and rear of the building.

The internal ground floor sales area comprises a reception, waiting room and offices. Further rooms including a canteen, changing facility with shower, store and additional office space is located on a first floor mezzanine area. The workshop is divided into bays with two service pits enabling access underneath a vehicle and a parts store. This provides an authorised VOSA testing facility for trucks with a separate MoT testing station for cars, minibuses and vans.

External works included casting a concrete hard standing to form a customer parking area and vehicle wash down area. New linear and underground drainage was commissioned to deal with surface water runoff and sewage including connections to the existing network off site. An extensive network of ducting and trenching was required to service the site infrastructure including supplying power and water to the building, external lighting, CCTV and signs.
